What's the price of square meters?
Two greenhouses received a price at first glance seems easily comparable. The same area may have different covers, structures, equipment and on-site work. One amount represents only one structure, the other may include several technological systems and fittings. The square metre price is therefore information, which must always be indicated for which works and for which conditions.
The first question of comparison is the definition of the area. The whole building, the net growing area and the whole plant are not the same surface. Where tenderers use a different basis, the unit price may be misleading in itself. The investor is assisted by a table which uses the same concept of area and the same purpose of preparedness for each tender and sets the differences in a separate remark.
The land-related work is seen separately
The impact of the approach, landscaping, foundation and utility connection cannot be seen merely from the size of the building. A site already prepared and an area to be newly established may give you a different task. In the cost interpretation, they should have a separate place. It is not necessary for each detail to be a final amount immediately, but it must show which section is estimated, which is certified and which is not yet included in the offer.
A cheaper structural offer may require several separate preparatory contracts. This does not necessarily make the offer bad, but the entire investment is made in a different way. The customer must collect the full set of tasks leading to the complete operation. The visible list of missing items helps more than an amount that quietly considers uncertain conditions as a later task of the customer.
The technology is a separate decision group
The desired production period, crop and cultivation mode may affect the need for climate, water, light and control. These are not worth hiding under a single comfortable basic equipment word. The investor must ask for a description of the system that is included in the concept, the function that he performs and who is responsible for the installation and for its integration into the other systems.
In assessing the technological choice, later operations may also appear, but specific savings or production results may only be justified by the calculation of the project concerned. The overall advantage of a manufacturer is not a substitute for this. In order to make a tender decision, it is more necessary that variants serve the same purpose of cultivation and that, in addition to the extra function, the intended use, maintenance and treatment condition can be known.
How is a comparable cost picture made?
It is worth handling in separate rows the preparation, construction, technology, on-site construction and the necessary tasks for the transfer. They can be marked with the contained state, excluded or still to be clarified. This is not a substitute for detailed budgetary advice, but a discussion framework. It helps to recognize when comparing the same task and when we are actually talking about two different project versions.
Before the decision, even open items shall be assigned to the responsibility and to the next step. If the public utility condition changes, a review of the previous cost picture may be necessary. Therefore, the offer that can be used does not necessarily show the only minimum number. The technical content, the contractual tasks and the conditions under which the performance is to be performed shall make it clear what results can be linked to the amount concerned.
Questions to reconcile the project
- What area does the unit price apply to?
- Which site jobs are left outside the amount?
- Are variants pricing the same technological purpose?
